Buyer Representation
As representative for the buyer of real estate, I review the property to be acquired, discuss fees, communicate with the broker, the seller’s attorney and the bank and its attorney. Contract details are reviewed and the property is researched including outstanding the tax status and liens, if any. If the property is an apartment, due diligence also includes reviewing the common charges and the managing agent. I will attend the closing. My role is to protect my client throughout the whole process.
Seller Representation
As the seller’s representative, I review the price and determine what is included in the sale. I review the existing mortgage, prepare the contract and negotiate with the buyer’s attorney. I hold the deposit money in escrow until the closing, which I attend. I review the title search, make sure that all liens are paid and calculate the closing costs.
Bank Attorney Services
As the bank’s attorney in a real estate transaction, I will review the loan commitments and make sure that they are complied with. I review the title search and communicate with the bank officer. I supervise the execution and delivery of the appropriate documents and oversee the dispersal of the money.
1031 Exchanges
I provide services to clients for Federal Tax Code 1031 tax-deferred exchanges. I will review the capital gain on property and advise clients regarding deferral of gain until the eventual sale of the property. (For more specific information regarding 1031 exchanges, click here.)
Small Business Start-up
I provide services for new small business including formation of the corporation. This includes preparation of minutes and resolutions that must be adopted to establish a corporation.
